How to Clean Stucco: Dirt, Green Growth, and Stains That Need a Closer Look

A dusty wall, a green patch in the shade, and a dark streak below a window should not all get the same treatment. Before you decide how to clean stucco, take a fall walk around the house and look at what is actually there.

We would rather leave a mark alone for assessment than wash a damaged wall and make the problem harder to see.

Check the wall before you wet it

Stay on the ground. Photograph the whole wall and any marks you can see safely, especially below windows, beside downspouts, and near the base. Look for cracks, peeling paint, blisters, missing finish, or an area that stays darker after the surrounding wall dries. Don't poke, scrape, or pull at damaged material.

Find out what finish you have. Cement stucco, painted stucco, and a synthetic system such as EIFS do not come with one shared cleaning recipe. Check building or painting records, ask the installer, or have a qualified professional identify it. Texture alone is not enough. A wall that looks intact from the yard can still have concealed moisture problems.

How to clean loose dirt from sound stucco

If the finish is sound and its care instructions permit homeowner cleaning, start with a small, inconspicuous area within easy ground-level reach. Follow those instructions and the cleaner label, including protection for nearby plants and runoff handling.

For example, Sto's acrylic-finish guidance includes garden-hose rinsing and soft-bristle cleaning, and warns against aggressive scrubbing. Dryvit's EIFS guidance describes mild detergent, gentle soft-brush cleaning, and thorough rinsing. Neither is permission to use the same method on an unidentified wall.

Where approved, gently rinse loose dirt, use the specified cleaner and soft brush only as directed, then rinse thoroughly. Let the test patch dry before judging the color and texture or continuing. Stop if paint or finish comes away, the texture changes, or the mark remains. Don't keep scrubbing to chase an even color.

Keep the pressure washer off the house. Our soft wash versus pressure wash guide explains the equipment distinction.

Green growth needs more than a color label

A shaded wall in Los Osos or Morro Bay may spend foggy mornings damp while the sunny side dries. Note that difference, along with sprinklers wetting the wall or plants crowding it.

Green film can be biological growth, but calling every patch mold or mildew on stucco goes beyond what a photograph tells us. EPA notes that mold comes in many colors and that other materials can look like mold. Color alone does not identify the organism or establish a health hazard.

On a suitable, sound surface, professional soft washing uses a compatible cleaning solution with low-pressure application and rinsing. The finish and condition determine whether that work is appropriate. Cleaning does not change the shade or ongoing wetting, and we would not promise growth will never return.

Water stains and white deposits deserve a closer look

A streak under a window is a location to investigate, not a diagnosis. The same goes for a white, powdery-looking patch. One possibility is efflorescence, salts carried to the surface of cement-based material by water. Sto also identifies blistering and peeling as possible effects of water intrusion.

Pause washing where staining returns in the same place, follows a crack, or sits beside peeling or bulging finish. Ask a qualified stucco contractor or building professional to assess the wall and any moisture source before further cleaning. A stronger cleaner cannot repair a failed joint or leak. Don't experiment with acid to remove a white mark.

What to ask before booking stucco cleaning

Share your photos, finish records, and whether the marks return after rain or irrigation. Ask which areas can be cleaned, where a test will be done, how plants and runoff will be handled, and what damage would stop the work.

For an unchanged mark on an otherwise sound wall, keep a dated photo while you confirm suitable care. Photograph it again after rain from the same spot. New cracks, spreading stains, or finish damage call for assessment rather than another wash.
